Booking Conditions

Double bed in dog friendly holiday accommodation

Our Terms and Conditions explain what you agree to when you book to stay at Thorny Bush and tell you what to expect from us; they are designed with fairness and safety in mind.

By Booking with us, you confirm that you and everyone in your party accept these Terms and Conditions and will comply with them.

*For guests booking through a third party, please read their terms and conditions.  Cancellation and payment terms may differ.

   PAYMENT

A 20% booking deposit is required to secure your stay.

The remaining balance is due 4 weeks before arrival. A reminder email with a payment link will be sent prior to this date.

Bookings made less than 4 weeks before arrival must be paid in full at the time of booking.

If you need to cancel, please let us know as soon as possible. While deposits are non-refundable, if we are able to re-let your dates we will happily refund any monies recovered (minus payment processing fees).

We strongly recommend guests take out travel insurance to cover unforeseen cancellations.

If the balance is not received by the due date, we reserve the right to cancel the booking and retain the deposit.

There are no additional charges for payments made by card.

CANCELLATION

If you need to cancel your stay, please let us know as soon as possible.

The 20% booking deposit is non-refundable.

Any balance paid may be transferred to alternative dates, provided we are able to re-let your original booking period. If we successfully re-let the dates, we will refund monies recovered (minus any payment processing fees).

If we are unable to re-let the dates, monies paid will be non-refundable.

Cancellations made within 30 days of arrival remain payable in full unless we are able to re-let the booking period.

We strongly recommend that guests take out appropriate travel insurance to cover unforeseen cancellations, including illness or changes in personal circumstances.

   DAMAGE & HOUSEKEEPING

We understand that small mishaps happen and we won’t charge for the occasional broken glass or mug. However, larger damage or missing items may be chargeable and will be discussed with you.

Please ensure rubbish and recycling are separated correctly and placed in the bins provided. Failure to separate waste properly may result in a £50 charge, as the council will not collect contaminated recycling and it creates additional work and cost for us.

   GROUP BOOKINGS

Group bookings (including booking both cabins and/or the camping pitch together) must be arranged directly via email so we can ensure suitability and a smooth stay for all guests. Please contact us prior to booking to discuss your requirements.

We do not accept stag, hen or party-style bookings.

Parking for one vehicle per cabin is included in your booking. Additional vehicles must be agreed in advance.

   CHECK-IN & CHECK-OUT

Check-in is between 3pm and 8pm. If you expect to arrive later, please let us know in advance.

We will greet you on arrival and show you to your accommodation.

Check-out is by 10:30am on the day of departure.

Before leaving, please:

  • Ensure any extras are paid for

  • Wash and put away used kitchen items

  • Leave the accommodation tidy and in a similar condition to how you found it

    GENERAL

All accommodation is strictly non-smoking and non-vaping.

For safety reasons, naked flames (including candles) are not permitted inside the accommodation or on decking areas.

Please be respectful of other guests and the peaceful nature of Thorny Bush. Inappropriate or disruptive behaviour may result in you being asked to leave without refund.

Children must be supervised at all times, particularly in field and outdoor areas.

   BBQ

A BBQ is provided for guest use and must remain on the designated slabbed/gravel area at all times.  Please ensure that is cleaned after use.

   DOGS

We welcome dogs at Thorny Bush and ask that all guests ensure their dogs are supervised and under control at all times.

  • Dogs must not be left unattended in the accommodation unless securely crated.

  • Dogs must be kept under control in shared areas.

  • We accept up to 3 medium-sized dogs per stay (flexible by prior arrangement).

If your dog sleeps on the bed or sofa, we simply ask that you use a blanket to protect the furnishings.

An outdoor tap is available for rinsing dogs after muddy walks.

All dogs must be up to date with vaccinations, worming and flea treatments.

We have an enclosed dog field on site. Please be mindful of other guests when using this space and check before entering, as many of our visitors have reactive or anxious dogs.

   ACCIDENTIAL DAMAGES

We understand that occasional accidents happen. Please inform us as soon as possible if anything is damaged so we can repair or replace it before our next guests arrive. Significant damage may be chargeable.

   LOST KEYS

A charge of £25 will apply for lost keys.

   LOST PROPERTY

Please check thoroughly before departure. If items are left behind, we are happy to return them to you; however, postage and packaging costs must be covered by the guest.

Unclaimed items will be disposed of after 2 months.

   LIABILITY

Guests are responsible for their personal belongings during their stay. Thorny Bush accepts no liability for loss, theft or damage to personal property. Please ensure valuables are locked away and vehicles are secured.

   TRAVEL INSURANCE

Guests are responsible for arranging adequate travel insurance to cover cancellations, travel disruption and personal belongings during their stay.

   COMPLAINTS

If you experience any issues during your stay, please inform us as soon as possible so we have the opportunity to resolve the matter promptly. We are unable to address complaints after departure if we were not made aware of them during your stay.
